Visa refused: you get everything back
Booking a home before your visa is granted means paying out on a decision that is not yours to make. If the visa is refused, we return everything you paid: the first month's rent and our service fee.
Whatever the date
This is the one cancellation reason with no deadline attached. An ordinary cancellation less than 30 days before move-in does not get the first month's rent back; a visa refusal does — the day before, or even after the planned move-in date.
1. Your visa application is refused
You receive a refusal notice from the consular authorities. Nothing urgent to do: your reservation is not lost.
2. You upload the notice from your account
The official refusal notice is enough. It is stored privately and goes to no one but our verification team.
3. We check it
We confirm the document matches your file. That is the only condition — there is no review panel and no discretionary call.
4. The refund is complete
Service fee and first month's rent are returned. The home goes back on the catalogue and the landlord is informed.
Other cancellation cases
- You cancel more than 30 days before move-in
- The first month's rent is refunded. The service fee is kept: the search and verification work has been done.
- You cancel 30 days before or less
- The first month's rent and the service fee are kept. The home was taken off the market for you.
- The landlord pulls out
- You are refunded in full. It was not your decision, so it is not your risk.
- Proven landlord fraud
- Full refund, and the listing is removed from the platform.
These rules apply automatically. A case that fits none of them is reviewed by a person — not refused by default.
