This is the total you need upfront to move into a home. Not the rent, not the fees — the sum of both. We show it on every listing, in the same size as the rent, because it is the number that decides whether you can move in at all.

What it covers

The first month's rent, utilities included: You would owe this in any case.
The security deposit: One month at most for a furnished lease, and zero on a mobility lease — French law forbids it there. You get it back when you leave.
Our service fee: 40% of one month's rent, never below €150 and never above €400. Charged once. Never a subscription.
Partner fees, where they apply: When a home comes through an agency, its fees appear as a separate line. Most of the time there are none.

What this comparison does and does not say

The third column is not what agencies actually charge: it is the most the law allows them to ask. French decree n° 2014-890 caps the letting fees a tenant can be charged.

· Very high demand (Paris and inner suburbs) — €12/m², plus €3/m² for the inventory report
· High demand (major cities) — €10/m², plus €3/m² for the inventory report
· Rest of the country — €8/m², plus €3/m² for the inventory report

Many charge less. We do not publish a market average because those figures are not published — we would rather give you a comparison you can check than an estimate that flatters us.

Why we show it

Comparing two homes by their rent leads you astray. A €550 studio with two months' deposit costs more upfront than a €620 studio on a mobility lease. That is why our listings are sorted by move-in cost by default: the ranking follows what you actually have to pay, not what catches the eye.

Our fee is bounded: never below 150 €, never above 400 €, whatever the rent.
